Once you have found your dream property, it is time to contact us, providing that you found it through Mary Stone Properties, to make to an offer. At this point we will discuss important details with you and clarify and questions or concerns that you may have. This is the time to discuss pertinent essentials like whether you are involved in a chain and any information regarding your mortgage. At this point we will take your offer to the property owner immediately.The Next Step
After we receive confirmation that your offer has been accepted we will ask you for the contact details of your solicitor. This is so we can confirm the terms of the offer and allow your solicitor to start the legal process. At this point it is best for you to start discussions with your independent mortgage broker in order to settle of the terms of your mortgage deal. Once these have been agreed upon they will begin the application process for you.Conveyancing
The seller's solicitor will now draw up a draft contract whilst your solicitor will do the necessary research to guarantee that everything is okay to move ahead. Your solicitor will do some digging into the title deeds of the property and will find out some details of the general area to provide you peace of mind.Mortgage Survey
A surveyor's role is to check the condition of the property in order to ensure that it is worth the money that you have offered for it – this will be referred to as the valuation survey. The surveyor will be appointed by your mortgage company. We would also advise you schedule a homebuyer's survey; this reinforces the information detailed in the valuation survey and offers you extra peace of mind. After your mortgage survey and/or homebuyers report has agreed that the property's value is in line with your offer and your solicitor is certain that the paperwork is in order you will be able to pay your deposit and exchange the contracts.
